Development Application received for $23 million specialised retail premises at North Batemans Bay

Eurobodalla Council has received a Development Application from Bokor Pty Ltd for a large retail premised on land near the North Batemans Bay roundabout, opposite Bay Ridge.

The subject land comprises an area of about 3.75 ha.

This Statement of Environmental Effects (SEE) says “The land is partially cleared and partially vegetated. This development application seeks to regrade the land by way of bulk earthworks to create a development platform and upon which it is proposed to construct two buildings comprising:

  • Tenancy A will have a total area of 4416 m2 and will contain a ground floor level and a basement car park level. The ground floor level will contain:

o Retail floor area of 3416 m2

o Storage area of 1000 m2;

o Loading bay comprising 190 m2; and

o Basement car park containing 104 car parking spaces.

 

  • Tenancy B will contain a ground floor level and comprise a total area of 3255 m2 and will contain the following areas:.

o Retail floor area of 2695 m2;

o Storage area of 560 m2; and

o Loading bay comprising 190 m2.

“In addition to the basement car park level under Tenancy A an additional at-grade parking area is proposed providing an additional 50 car parking spaces including 4 accessible car parking spaces.”

“The intention of the proposal is to create specialised retail premises in a manner consistent with the E3 zoning that applies to the land. The proposal is permissible under the planning provisions that apply to the land, subject to Council’s development consent.

A 10-metre building height applies to the subject site under Clause 4.3 of the LEP. A portion of the Tenancy A building will have a maximum building height of 11.25 metres, while the Tenancy B building will have a maximum building height above ground level of 11.3 metres. The Tenancy A and B buildings will therefore exceed the 10 m building height limit imposed by Clause 4.3 of the LEP by 1.25 and 1.3 metres respectively.”

Eurobodalla Shire Council issued a development approval in the late 1990’s for a car sales yard development on the site.

More recently site works were undertaken to create a platform which was utilised by contractors for a works depot and for the stockpiling of materials associated with the Batemans Bay Bridge Replacement Project

Vehicle access to the subject land will be provided by two separate driveways to the Highcliff Road frontage which will provide vehicle access to Old Punt Road and then to the Kings and Princes Highways.

Three separate pre-lodgement meetings have been held with Eurobodalla Council throughout the formulation of this proposal, the first being in August 2021.

The plans are now on exhibition and Submissions Close 2nd July 2024
